Titwala today is attracting buyers and investors who cannot afford to buy an apartment in Mumbai
t's not only Kalyan but even the neighboring areas that are receiving the population overflow from Mumbai. These are the people who perhaps can afford an accommodation in Mumbai, but have opted to settle in what are the 'new suburbs' for various reasons. For Shradha Gadgil and her family, the decision of shifting to Titwala was purely religious. “We both work in Thane, so it is not difficult to commute from this area. Travelling to Mumbai was a problem and when we got a good offer to buy a house in Titwala, we planned to shift to this area. In last five years, we have seen immense growth in the area.“
Mahesh Agarwal, MD, Regency Group, says, “Titwala is a growing residential hub and development is mostly seen within a radius of 2 km from the station. Most of the development here are budget flats with 1 and 2-BHK configurations.The current rate here is between Rs 2700 per sq ft and Rs 4000 per sq ft. Connectivity wise, Titwala is well-connected by the central railway service. The place is seeing a major rise in basic infrastructure likes schools, hospitals, banks and entertainment options.“ An otherwise primarily devotional tourist attraction, it is now developing into a residential area, with increased population and standard of living. Its proximity to the main Kalyan terminal, which is at the distance of 20-25 kms, is highly attractive for the home-buyers. Subhankar Mitra, Head, Strategic Consulting (West) JLL India, says, “Located about 23 kms from Kalyan and Dombivali on the banks of River Kalu, Titwala is a small town. However, it benefits from excellent connectivity, as it is very closely located to two main highways; the Kalyan - Ahmednagar Highway and NH-3. The area has good, wide roads; Titwala - Ambivali Road is a busy arterial road within this locality. The Titwala railway station is the third station from Kalyan on the Mumbai - Kasara route on the central line.“
The Titwala village is divided in half by the rail line. The western side, falling under the Kalyan Dombivali Municipal Corporation (KDMC), is not developed, although a police station and a water purification plant are located. Earlier, most of the development in the area was around the auspicious surroundings of `Mahaganpati' temple and near the Titwala railway station, but now, with increased demand for residential houses, the city is expanding. Property analysts in the area point out that lysts in the area point out that the demand for low-cost homes in India has set the stage for the housing projects meant for the ones who have limited earnings. Many people, who had made investment in the past years, are now shifting to the area as, gradually, the roads and other facilities are becoming better with each passing day.
Sushil, a local developer states, “Titwala can be the best opportunity option for buying a flat. The reason is that this area comes under KDMC. Also, the area is full of greenery and has a peaceful environment.“ Connectivity of the area is going to make a big difference as the frequency of the trains toward Mumbai and Nashik are really good.“
